Tenant Help

Follow These Guidelines Before Submitting a Maintenance Request


IF YOU HAVE A MAINTENANCE EMERGENCY, PLEASE CALL THE OFFICE!  IF WE ARE CLOSED LEAVE A MESSAGE ON EXT #104 AND FOLLOW THE INSTRUCTIONS TO MARK THE MESSAGE AS URGENT.

PLEASE PRACTICE PREVENTATIVE MAINTENANCE.  HOWEVER, DO NOT ATTEMPT TO REPAIR, CHANGE, OR MOVE ANYTHING WHICH MIGHT CAUSE YOU OR THE PROPERTY ANY HARM.


Garbage Disposal

  • Never put shellfish or potato peelings in the garbage disposal.
  • Only run cold water when the disposal is on.
  • Use caution with rags, bottle caps, silverware, etc. that may cause the disposal to stop working.

Should your disposal become jammed:

  1. Turn OFF the power switch and remove any objects that have fallen inside.
  2. Check the base of the disposal under the sink for a re-set button.
  3. Use a wooden spoon, or broomstick, to un-stick the blades by manually turning the blades.  MAKE SURE THE POWER SWITCH IS IN THE OFF POSITION.

Plumbing

  • Do not flush anything other than toilet paper down the commode.
  • DO NOT PLACE ANY CLEANERS/DEODORIZERS INTO THE TOILET TANK. The rubber flapper will rot as a result, causing severe leaks which you may be liable for.
  • Check to see if the chain is loose or has fallen off the inside of the toilet tank & attempt to put it back in place.
  • To prevent stopped drains, remove hair from tub & sink drains.  If you are missing a strainer, call our office.


    If you should have a plumbing stoppage or leak:

    1. Use a plunger to try to unclog the stoppage yourself.
    2. Remove any foreign objects & keep water mopped up until maintenance arrives.


A/C & Heating

  • It is mandatory that you change your filter on a quarterly basis.  Failure to do so can be quite costly.
  • A properly functioning air conditioner will cool to about 15 - 20 degrees cooler than the intake temperature.
  • Consider leaving your A/C on during the day- just turn it up to 80 degrees while you are out . By turning the unit off completely you may come home to a hot apartment and it may take several hours before it cools off.  It is also more energy efficient & could save you money!

    If your A/C or heater stops working:

    1. Always check the breaker box first. Breakers will trip due to too many appliances running at the same time, especially those that produce heat (curling irons, toaster ovens, portable heaters, microwaves, etc). Flip all the breakers back & forth one time, including the big one in the middle.
    2. Check for ice on the A/C unit.  If there is ice outside or inside, turn off the A/C unit and let it thaw before turning it back on.
    3. Check the outside temperature vs the temperature blowing from the vent.  A difference of  15 - 20 degrees is good.


Washer & Dryer

  • Clean out your dryer lint trap after each load.
  • Make sure you are not overloading your machines.

    If your Washer or Dryer stops working:

    1. Check the lint trap.  If it is full, it will not dry.
    2. If the exhaust pipe behind the dryer is crimped, it will not dry.
    3. Make sure your washing machine is balanced.  They can become unbalanced as a result of overloading them. A balanced washer will spin & clean better.


Dishwasher

  • Only use soap specifically sold for use in the dishwasher.
  • Never stop your dishwasher mid-cycle.
  • Always rinse your dishes thoroughly.  Excess food can cause plumbing stoppages.

    If your Dishwasher is not working properly:

    1. Check for a switch near the sink that may have been turned off.
    2. If you've stopped the dishwasher mid-cycle, drain water before re-starting.
    3. Make sure there is no food in the bottom of the dishwasher that could cause stoppages.

You are responsible for any damages caused by negligence or other misconduct.  If you are submitting a service request at this time, please expect a visit from a maintenance technician within 2-10 days.  If we are unable to access your unit due to changed locks, privacy locks, or you were supposed to be home to meet the service man, you will be responsible for the trip charge fee.

 DO NOT ATTEMPT TO DO ANY REPAIRS WHICH MIGHT PUT YOU, OR ANYONE, AT RISK.  IF IN DOUBT CALL OUR OFFICE.
